Ka Lai Waikiki Beach, part of LXR Hotels & Resorts, has announced plans for a multi-million-dollar renovation scheduled to begin June 2, 2025. The extensive transformation will coincide with the property's 15th anniversary and will be led by the internationally renowned Bryan O'Sullivan Studio.

The phased renovation will include upgrades to guestrooms and suites, public areas including the pool, both signature restaurants, the spa, fitness center and landscaping. The lobby will be reimagined with a new bar as its centerpiece. The 38-story hotel will remain fully operational throughout the process, with completion anticipated in Q2 of 2026.

"This renovation marks a new chapter for Ka Lai Waikiki Beach," said Jason Grosfeld, chairman and CEO of Irongate Group. "Our reinvestment reflects our deep commitment to Waikiki and elevates the standard for luxury hospitality in this iconic destination. By blending timeless design with contemporary elegance, we are creating an unparalleled experience that will define bespoke luxury in the heart of Waikiki."

The redesign will blend heritage and modernity under BOS Studio's vision, with support from Brooklyn-based Guerin Glass Architects. The project will feature custom-designed furniture and Hawaiian-inspired design elements throughout.

The transformation will introduce spaces where Hawaiian heritage meets international sophistication. Areas such as the lobbies, Wai'olu Ocean Cuisine, pool areas, guestrooms and suites will feature neutral tones, wood finishes and artisanal details. Guestrooms will showcase creamy hues, plush textures, handcrafted furniture and colorful ceramics. Design elements will include light oak paneling, Tajimi tiles and marble countertops.

The extensive renovation will include upgrades to guestrooms, public spaces, restaurants and more.

"Since welcoming our first guests in 2009, the hotel has been a home away from home for travelers from around the world," said Scott Ingwers, managing director of Ka Lai Waikiki Beach. "As we embark on this exciting transformation, our dedication to the Waikiki community, our local ohana, and our valued guests remains unwavering."

Ka Lai Waikiki Beach is located above Fort DeRussy Park with views of the Pacific Ocean and Diamond Head. The property features residential-style guestrooms and suites, wellness facilities, a 24-hour fitness center, an infinity pool with sun deck, event space, two restaurants, beach services and a business center.

As part of LXR Hotels & Resorts' portfolio, which includes properties in destinations such as Kyoto and Seychelles, Ka Lai Waikiki Beach is a member of Hilton Honors, offering guests benefits across Hilton's brands.
